Reserve Price
You will need to set an acceptable reserve price on your property in order to auction the home. Several factors should be considered including circumstances, amount owed, short sale possibility, etc. Our local affiliate will help you decide what reserve price to set.
Commission & Fees
A fee of $159 is charged to begin the process used to create and market your property via the above listed avenues. You MUST utilize the services of SellMyHouse.com’s local real estate affiliate to participate in our auction format. Please note that there may be differing commission structures for a sale that results prior to the auction which will depend on which company is listing the property on the MLS. If the auction takes place the seller agrees to pay 3.9% out of the proceeds of the sale to our local affiliate company. Currently, SellMyHouse.com does not offer a For Sale By Owner auction format.
If a short sale negotiation is required to facilitate the transaction an additional fee of $1500 or 1% of the sale price, whichever is greater, will be added to the total fees owed to JKR & Associates Inc.

Everyd Every property offered for auction on SellMyHouseAuction.com must be affiliated with a listing agent. It is our goal to strengthen the seller’s chances of completing a sale by offering both a traditional option through a real estate agent in combination along with our online auction system.

SellMyHouse.com and SellMyHouseAuction.com is operated by JKR & Associates, Inc, a licensed real estate company in IL, MO, IA, IN, SC, and FL. Our Affiliate Network is made up of licensed professionals who coordinate and handle each transaction on a local level. In all cases our affiliate is licensed to conduct business by their state and referral fees are paid to JKR & Associates Inc upon each closing. Our Affiliate Network includes most major real estate companies such as Remax, Century 21, and Coldwell Banker among many others.
